• The entire villa is yours during your stay; no space is shared with others.
• Please note that the rice fields in front of the villa are not owned by us, and you may see farmers working there. This is a natural part of local life.
• The rice fields surrounding the property are the main food source for locals and may be harvested at different times of the year. We are not responsible for changes to the surrounding landscape.
• Bali has a humid and tropical environment with geckos and insects, which are common. We have regular pest control, but you may encounter them. These creatures are harmless and important for the ecosystem.
• ROAD ACCESS CONDITION: The owner has provided a superbly paved access road for a smooth and seamless arrival for vehicles.
• Nearby Construction: While we cannot control noise from nearby construction, we are available to address any concerns to ensure your comfort.
• Natural Ventilation: Our open-air living spaces are designed to maximize natural airflow, offering a refreshing and eco-friendly alternative to air conditioning or fans.
• Vendor Services: For your safety and the villa’s equipment, our team manages all vendor services (spa, personal training, decorations, private chefs, yoga, photography, villa equipment). Using external vendors is strictly prohibited and will result in a fine of IDR 2.000.000.
• Waste Management: We encourage guests to participate in Bali’s sustainable efforts by using the three separate bins provided for organic, inorganic, and residual waste.
• Sustainable Amenities: We provide Sensatia Botanicals bathroom amenities, a local brand using 100% natural, cruelty-free ingredients, reflecting our support for sustainability and local initiatives.
• Natural Charm: Our villas embrace Bali’s tropical beauty, where the sounds of nature, including geckos and insects, create a serene ambiance. Wildlife may occasionally enter the open spaces despite pest control. Geckos are a symbol of good luck in Balinese culture and are important for the ecosystem.
• Cultural Respect: In Ubud and Bukit, monkeys may be present; please do not feed or interact with them. Surrounding landscapes like jungles, rice fields, and local farms are not part of the villa property and may be accessed by residents, with changes beyond our control. We appreciate your respect for Bali’s natural and cultural heritage.

• Q: What time is the check-in policy?
  • A: Our dedicated staff ensures a smooth check-in process. Check-in starts at 14:00 for 1-3 bedroom villas and at 15:00 for 4-6 bedroom villas. Luggage drop-off is welcome after 11:00 as we prepare your villa. Please note, a late check-in fee of IDR 200.000 applies for arrivals after 20:00 to cover staff overtime, as our staff does not stand by the villa all the time.
• Q: What time is the check-out policy?
  • A: Our check-out time is at 11:00 by default. Late check-out is subject to availability and involves extra charge. Please note that for any late check-out between 11:00 – 18:00, an additional charge of 50% of the Daily Villa Rate will apply. Any check-out after 18:00, will be charged at a full day’s Daily Villa Rate. If you need to store your luggage after check-out time, you are welcome to do so.
• Q: Is breakfast included in the booking? How do we order the chef’s service?
  • A: Yes, a complimentary Continental Breakfast is included with your stay and will be served daily. Kindly inform our Villa Host to arrange this for you. For a special dining experience, you can indulge in a floating breakfast at an additional fee of IDR 150.000 per tray (serving up to 4 guests).
  • For lunch and dinner, we offer enhanced services, including set menus, live BBQ cooking, ethnic cuisines, and even fine dining prepared by a Michelin-star chef, all cooked in the villa. Prices for lunch and dinner start at IDR 450.000 per person. Please note that terms and conditions apply for booking.
  • Additionally, our villa features a fully equipped kitchen, allowing you the flexibility to prepare your own meals if you prefer. Whether you choose to dine in or savor a chef’s touch, our team is here to ensure a seamless and enjoyable experience.
• Q: Do we have a housekeeping service every day?
  • A: Absolutely! Daily housekeeping is provided from 9:00 to 17:00. Linens are changed every third day for sustainability. To ensure privacy, please coordinate with your Villa Host or Staff for a convenient cleaning time. Your comfort is our priority.
• Q: Can we have extra clean towels?
  • A: Certainly! We are happy to provide extra towels, subject to availability. Please feel free to reach out to your Villa Host or Staff, and we’ll do our best to accommodate your request promptly.
• Q: What is the maximum occupancy for this 6-bedroom villa? Can I have extra beds?
  • A: This villa comfortably accommodates up to 12 guests. However, it can host a maximum of 14 guests, with the 13th and 14th guests considered as extra. An additional fee of IDR 340.000/night/person, applies. Should you require extra beds, please feel free to let us know, and we’ll be happy to assist in making arrangements for your group’s comfort.
